May 14th 2006 8:58PM As a former NYC high school teacher, I had to deal with the cell ban personally. The fact is that students bring their phones whether they are banned or not. A realistic policy of enforcing having them completely off during school hours is the only way to prevent disttractions. As far as safety of students or preventing cheating during exams, cell phones shouldn't be the primary concern. After 9-11 it was plainly apparent that portable communcation is absolutely neccessary for parents' piece of mind.

May 10th 2006 12:01PM What I find amazing is that there are so many webmasters that charge huge fees for websites and completely ignore web standards, not to mention common sense. I would like to see cluttered tiny fonts added to that list.

May 10th 2006 11:56AM The concept of reducing oil dependency is great, but we need new engine designs that use different fuels, not an additive that both reduces mileage and increases costs. The only ones benefitting from that are the corn manufacturers.

May 10th 2006 11:52AM I agree with both of you that the republicans really are a total waste of time when it comes to an energy policy, but I honestly cannot remember any breakthroughs during the democratic '90s either. Both parties consist of oil stock holders. It will be really pathetic when some third world country designs alternatives before us.

May 5th 2006 9:34AM When my client/investors are looking to purchase rental properties, I give them a copy of an Excel spreadsheet that I made a few years ago for commercial and residential rental investments. After you enter the figures of money down and expenses it calculates cash on cash cap rates and cash flows including mortgage payments. It also automatically tabulates a five percent vacany rate into the figure. I have been able to keep my clients away from upside down investments that way. Investors need to look at the financials carefully in order to see if a property is a good investment. The reason real estate investments are good to begin with is that you can make money on them both while you hold them and when you sell them.
