I go to China every year or so also.
I haven't noticed much change around my grandparents' apartment (around Tsinghua Science Park, close to Google China). The same hutong sells the "you bing" with the same price, the same stores with noodles, "bao zi," and pirated DVDs are still there.
However, in other districts of Beijing, I have seen major changes (especially around the Forbidden City, as you have meantioned.
